Current registration certificate from the Conservador de Bienes Raíces showing property inscription, owner details, and property boundaries.

  • Property inscription number and folio
  • Complete ownership chain for past 10 years
  • Property boundary descriptions and measurements

Encumbrance Certificate

Certificate showing any registered mortgages, liens, easements, or restrictions affecting the property.

  • Active mortgages and creditor information
  • Registered easements and servitudes
  • Legal prohibitions or restrictions

Title Deeds

Original or certified copies of property purchase agreements and transfer documents showing current ownership.

Municipal Documents

Building Permit

Current building permit for the proposed development, including architectural plans and technical specifications.

  • Permit number and issuance date
  • Approved architectural and structural plans
  • Professional responsibility declarations

Municipal Reception Certificates

Final reception certificates for any existing structures or previous construction work on the property.

  • Final reception certificate (recepción definitiva)

Zoning Compliance Certificate

Certificate from the municipality confirming that the proposed development complies with local zoning regulations and land use requirements.

Financial and Tax Documents

Tax Certificates (SII)

Current tax certificates from the Servicio de Impuestos Internos confirming property tax number and tax compliance.

  • Property tax roll number (rol de avalúo)

Property Tax Payment Records
