Standardized Verification Process
Our methodology follows a structured approach designed to identify documentation gaps, verify authenticity against official sources, and provide clear reporting on the documentary status of real estate development projects. We do not evaluate investment merit or project viability—we verify that required documentation exists, is current, and is properly registered.
Each project undergoes the same systematic review regardless of size or location. This consistency ensures that all participants receive the same level of documentary scrutiny and that nothing is overlooked due to project complexity or timeline pressure.
Document Identification
We begin by creating a comprehensive list of all documents required for the specific project type, location, and regulatory context in Chile.
Source Verification
Every document is verified against official sources—CBR registries, municipal archives, SII databases, and relevant government offices.
Currency Check
We confirm that documents are current, not expired, and reflect the most recent status of permits, registrations, and legal standing.
Six-Stage Verification Process
Project Intake
We collect initial project information including property address, development type, project stage, and any existing documentation. This allows us to determine the scope of verification required and identify which regulatory authorities and registries need to be consulted.
Document Request
We request all relevant documents from project stakeholders and obtain copies of public records from CBR, municipal offices, and tax authorities. This stage involves coordination with multiple parties to ensure we have access to all documentation that should exist for the project.
Property Registry Review
We verify property registration at the Conservador de Bienes Raíces, checking ownership chain, boundary descriptions, registered easements, liens, mortgages, and any prohibitions or encumbrances. We confirm that the property description matches the project location and that ownership is clear.
Municipal Compliance Check
We review building permits, zoning compliance, previous reception certificates, and any modifications or additions to existing structures. We verify that all required municipal approvals are in place and that previous construction work was properly authorized and received.
Financial Document Verification
We check tax certificates from SII, property tax payment status, utility debts, and any outstanding financial obligations attached to the property. This includes verifying that property tax numbers and cadastral information are current and accurate.
Report Preparation
We compile findings into a comprehensive report listing all documents reviewed, verification results, any discrepancies found, missing documentation, and items requiring attention or correction. The report is organized by category and includes specific recommendations for addressing any documentary deficiencies.
What We Do Not Do
Our service is limited to document verification. We want to be clear about what falls outside our scope:
- We do not evaluate project profitability, market conditions, or investment potential
- We do not recommend whether to participate in or invest in any project
- We do not provide legal advice or interpret legal implications of findings
- We do not conduct property inspections or assess physical condition
- We do not guarantee project success or document completeness beyond our review date
